For $479K, a small East Village studio with an expansive garden oasis

What this apartment lack in size, it makes up for in backyard space

Welcome back to The Six-Digit Club, in which we take a look at a newish-to-market listing priced under $1 million, because nice things sometimes come in small packages. Send nominations to the tipline.

The listing description doesn’t reveal the exact square footage of this East Village studio, located two blocks away from Union Square, but it doesn’t take much to realize that this place is small. In fact, the backyard looks to be about twice the size of the apartment itself and we’re guessing that the yard is going to be the main selling point for this abode, asking $479,000.

The apartment itself isn’t bad, per se: its open floorplan consists of hardwood floors throughout, high ceilings with recessed lighting, built-in bookshelves, a small kitchen with stainless steel appliances and open shelves, and a French door that leads out to the 900-square-foot backyard oasis. There isn’t much by way of natural light coming into the space, but with so much room to roam outdoors, who needs it?

While the backyard isn’t exclusive to this apartment, it is shared by just one other unit, which isn’t terrible. Common charges are pretty low at $782/month.
